CASE IN POINT
I was talking with a good friend (a Top Producing Broker too) the other day about what we are doing at Evergreen Referral Services and she remarked how she and many of our colleagues currently have (OR HAD) homes on the market that are either Short Sale or have already been Foreclosed on. I knew she was trying to sell her home last year but I didn’t know it was a Short Sale? By the way…it didn’t sell!
Then our conversation went on to talk about her current book of business. She confessed to me that 3 out of 4 of her Sellers who are Short Sales themselves don’t actually close! I asked her how much she usually spends per listing and she told me a miminum of $1,000.00 with carry costs, staging and other marketing expenses! That’s an average of $3,000.00 out of her pocket before (and if) she ever see’s a commission. And with her average price of around $250,000.00 and market times around 6-9 months…well, you can do the math!!! In fact, let’s do the math right now!
Say she lists 4 Short Sales every month and only 1 closes at an average sales price of $250,000.00…here we go.
Monthly Expenses…$3,000.00
Monthly Income…$4,800.00 ($250,000.00 sale at 3%=$7,500.00 minus her Brokers Fee of 36%…This is without even factoring taxes and other standard fees Brokers also pay). That’s an average monthly income of $1,800.00 or $450.00 a week or just over $11.00 an hour!
Now, let me just say…this is by no means a slam on her Broker or am I calling out any Brokerages for trying to earn an honest buck! We know Brokerages are having an even tougher time and we want nothing but the very best for every single Real Estate Business out there including Brokerages…and since they do a ton for their agents and Brokers, I whole heartedly agree they deserve every penny they get!
